According to site plans filed with the City, developers are planning a 39 story multi-family tower at the northwest corner of 3rd & Colorado.
Call it the “Sullivan’s Steakhouse” site for short.
The applicant consists of Big Steak LP and Riverside Resources, the latter having a successful track record of downtown Austin development, including The Whitley apartments and the under-construction Fifth & West condos.
The main entrance of the proposed building appears to be along Colorado Street.
The site is located along the periphery of the Warehouse District and is not encumbered by any Capitol View Corridors.
Within the past year Cousins Properties opened the doors to their latest office tower – Colorado Tower – directly across the street from the site.

With only elevations available, I’ve mocked up a [very] crude massing of how a 458ft tower might fit onto the site.
What’s revealing about this exercise is the southern views from the building will deliver clear views of Lady Bird Lake. Austin City Hall, AMLI Downtown, and Silicon Labs are all mid-rise buildings that are not expected to change anytime soon.

This block of 3rd Street has seen some retail activity, recently. Below the AMLI Downtown, Royal Blue Grocery is shifting into a larger space on the same block. Finley’s Barbershop expands into the adjacent retail space.
