A five-story apartment building could soon rise atop the site of a former East Austin barbershop, per recent city filings. Located on a roughly .22-acre assembly that includes 1812 and 1814 East Sixth Street, both addresses are now owned by corporate entities connected with local design and construction firm Novium Group. Site plan proposals filed last week by engineering firm Civilitude, seemingly on behalf of the developer, describe a retail and multifamily development in the works here.

Though we don’t know all the details of this project, available plans for the new building show 2,275 square feet of retail space on the ground floor, with four floors of railroad-style apartments above. Judging by the layout of floors two through five shown on the right in the image below, we’re looking at 40 apartments total — 20 studio units, each at 508 square feet; and 20 one-bedroom units clocking in at 748 square feet. Needless to say, that’s pretty good infill for such a small site!
Though there’s no timeline for the 1812 building’s construction at the moment, last week’s site plan filing implies the project is moving along in some capacity — and it’s certainly not the only change headed for this rapidly-developing corridor.
This project, though not the largest apartment community planned in this region of East Austin by a long shot, will soon occupy an address with a particularly meaningful history. Dan’s Hair Styling, the barbershop at this site previously owned and operated by Dan Ojeda Sr., celebrated its 50th anniversary of business back in 2012 — after starting out in a smaller shop next door in 1967, Ojeda later moved into the charming little building near the corner of East Sixth and Chicon Streets in 1983.
In 2017, after celebrating 55 years cutting hair on the East Side, Ojeda moved once more to a shop at 7107 East Riverside Drive, where as far as we know he’s still trimming loyal customers in lieu of a well-earned retirement.

That’s especially impressive considering what the Novium-affiliated development group paid Ojeda for the 1812 and 1814 properties last year: $1.9 million, more than double its county-assessed value. Still, with 40 apartments potentially on the way in one of the city’s fastest-growing districts, they’re probably expecting to earn that back.
