Demolition permits are now pending for approximately five buildings spread across four adjacent properties near the northeast corner of North Lamar Boulevard and West St. Johns Avenue in the Highland neighborhood of Central Austin, clearing the approximately 3.6-acre land assembly for a 378-unit apartment and retail building planned by residential mega-developers Greystar.
The four tracts assembled for the apartment project now owned by Greystar were previously occupied by auto shop, junkyard, and restaurant uses; and are set to be replaced by a building rising five floors and containing nearly 3,000 square feet of retail space facing North Lamar Boulevard. The addresses to be developed include 7209, 7221, 7301, and 7313 North Lamar Boulevard.
The project will be the first new transit-oriented apartment building rising to the area’s 60-foot height maximum on this side of North Lamar Boulevard, joining the similar Crestview Commons and Midtown Commons projects across the street as multifamily living options positioned within walking distance to the Crestview MetroRail station. To enhance its transit-oriented connectivity, the latest plans for the building indicate it will build pedestrian improvements including a protected bike lane along North Lamar Boulevard, along with a wide sidewalk providing a connection to Odell Street along the building’s southern frontage.
The building’s development team includes Houston-based architects Meeks + Partners, local landscape studio TBG Partners, and engineering firm Civilitude. The groundbreaking date for the project hasn’t been announced yet, but considering Greystar’s track record, we wouldn’t be surprised to see this one starting soon.
