Right now on South First Street, you can see a lot of cranes — it’s just that most of them are actually located over on Congress Avenue, plugging away at upcoming projects like the Hotel Magdalena and CityView redevelopment.
Indeed, the scale of growth here on South First Street is smaller than many of the South Austin condo and apartment developments on our radar, particularly compared to what you’ll find on Congress Avenue and South Lamar Boulevard, but it’s still worth taking a stroll down the narrowest and quietest of 78704’s three major corridors. I think you’ll agree that there’s plenty going on here just the same.
900 South First Street / Bouldin Court
Developer PSW Real Estate is all about this area — their offices are currently located at 2003 South First Street, and they’ve got three projects cooking along the corridor, all of which we’ll cover here.
The project shown in the rendering above at 900 South First Street, which PSW is just calling 900, is a 63-unit mixed-use condo development with about 20,000 square feet of retail space on the ground floor, along with office space for PSW’s new headquarters.
Simultaneously under construction by the firm directly behind the 900 site to the west at 900 South Second Street is Bouldin Court, a lower-density joint with seven townhomes and 23 single-family homes clustered near East Bouldin Creek.
We don’t have an exact delivery date for these projects, but they’re both under construction at the moment. PSW has previously offered a targeted completion date of summer 2019 for the 900 project.
1207 South First Street
This .49-acre site, which is currently owned by a private individual with seemingly no connection to the real estate industry, is occupied at present by the Bouldin Creek Food Park, a collection of food trucks at 1207 South First Street. The address has previously shown up in two separate city site plan filings for a potential hotel development, but both site plans, filed in 2016, have since expired.
A new site plan appeared late last month for the site, but only describes the project as a “mixed-use development,” which could mean plenty of different things. The applicant for this new plan, Perales Engineering, has previously handled the engineering for many types of buildings around town, so their inclusion on the site plan doesn’t really narrow it down. Boo!
1600 South First Street
This project, currently underway and also by PSW, will bring 59 condo units and 22,800 square feet of retail space to the former site of the Angel Funeral Home at 1600 South First Street. The community will include a 321-space underground parking garage and a private roof deck, according to a recent press release by financial outfit Mission Capital Advisors, which announced that the project had secured $29.4 million in construction financing. The press release also included the first rendering we’ve seen of the building:
2607 South First Street
An untitled mixed-use project is in an unknown planning stage by real estate firm J.B. Cumby Construction at 2607 South First Street, a .45-acre site currently occupied by small engine repair shop Lindsay’s. A site plan for the project was filed with the city in May, but is currently inactive. However, there is an entry on the J.B. Cumby site for the project, describing it as a 76,000-square-foot mixed-use building with 45 residential units and 4,000 square feet of commercial space.
2804 South First Street – Guild Lofts
Guild Lofts, a mixed-use residential project in a fairly late stage of construction, is the brainchild of local outfit Heiser Development Corporation, with design by the architects at Webber + Studio. It fits 21 townhomes, four flats, and one retail space into a one-acre site at 2804 South First Street.
