Earlier this morning, I found a Site Plan Determination/Exemption application for 500 E 6th Street. This is the NE corner of 6th @ Neches and if you know anything about this corner, then you’ll appreciate the significance of investment in this corner. For years this corner has been the poster-child for “Dirty 6ixth” blight, so any news about future improvement is exciting.
Recall a while ago when building height allowances on 6th Street were increased to up to 140ft, but only towards the the rear of the lots, which this application refers to. The facades would and should be protected despite decades-long neglect and everpresent vagrancy (bad enough for the Pecan Street Festival to have moved to the Hill Country Galleria).

It’s not yet clear what the underlying scope is. I found an older Historic Landmark Review for the property, which showcased a more modest exterior remodel; still, I hope that the applicant has a bigger, taller, vision than this. The ownership is listed as SRPF B/PECAN STREET II LP, which research shows is tied to Stream Realty Partners, who is one of the largest property owners in the district.
