The 41-story Vesper condo tower is now complete in the Rainey Street District of downtown Austin, with its first phase of move-ins kicking off this week. According to developers Pearlstone Partners and sales agency Prospect Real Estate, the building is currently 67 percent sold. The 452-foot tower broke ground in the summer of 2021, situated on a small 0.4-acre site at the edge of the neighborhood at 84 East Avenue, pretty tightly hemmed in on three sides by the Camden Rainey Street apartment building and a famously garish Homewood Suites.
It’s just one of a forest of towers now rising in the Rainey District, with the perspective of the aerial shot below showing not one, not two, not three, but four separate tower projects underway alongside the completed Vesper building — from left to right, you can see Paseo, The Travis, The Modern, and Waterline now under construction:
The tower’s 284 units and 270,000 total square feet of residential space include a mix of one-bedroom, two-bedroom, and penthouse floor plans; with unit prices ranging from $545,000 to over $2 million. The building’s design team includes the Pearlstone regulars at local architecture studio STG Design, with interior design from Austin firm McCray & Company and landscape architecture by dwg.
Amenities for the community include a rooftop pool and lounge, alongside a ground-level art gallery with a collection of murals facing the project’s rear alley — an interesting approach to ground-level activation we’ve seen in several recent projects. Commissioned mural artists include Rex Hamilton, Adrian Landon Brooks, Kel Brown, Sadé Lawson, Matthew Rodriguez, Sophie Roach, and Will Bryant.
Alongside Vesper’s completion, another Pearlstone residential project is currently approaching the finish line a few miles north in the Mueller neighborhood. The 200-unit Parkside at Mueller condo project will begin move-ins this summer, one of the first for-sale multifamily residential developments of its kind in the district.
