With Groundbreaking Later This Month, 44 East Avenue is 25 Percent Sold

44 East Avenue, the tallest downtown Austin condo tower headed for the Rainey Street District at the moment, is less than a month away from celebrating its groundbreaking — and more than 25 percent of the project’s reported 322 residential units are already under contract, according to local real estate firm Urbanspace.

Intracorp, the developers behind the tower now expected to rise 49 floors near the shores of Lady Bird Lake at the corner of East Avenue and Cummings Street in the southern peninsula of the Rainey neighborhood, recently announced a groundbreaking event at the 44 East Avenue site scheduled for Tuesday, October 29. 

Looking towards the office property currently standing at the 44 East Avenue tower site, which is gonna have to come down before construction kicks off whether or not you spring for a sledgehammer.

It’s also a “demolition party,” due to the presence of an older office structure at the project’s address. Via donations of increasing size to the Trail Foundation — the local nonprofit currently devising improvements to the Hike-and-Bike trailhead located just south of the tower site across Cummings Street — attendees can purchase spray paint, hammers, or full-on sledgehammers for the purpose of defacing and/or smashing things at the old building before it’s demolished. North American real estate developer Intracorp and the 44 East Ave project are excited to announce the official groundbreaking and fundraiser demolition party for the new development on Tuesday, October 29. The public is invited to come celebrate and help tear down the existing structure on the site before construction begins on the project. All proceeds will benefit The Trail Foundation, and Intracorp will match up to $50,000.

From 4:00 p.m. to 6:30 p.m., Austin residents interested in letting off some steam, spray painting, smashing walls and breaking things for a good cause should come out to 44 East Avenue in the Rainey Street district. With a donation to The Trail Foundation, the nonprofit organization dedicated to protecting, enhancing and connecting the Butler Hike-and-Bike Trail at Lady Bird Lake for the benefit of all, participants will have the use of spray paint on the building exterior or a hammer or sledgehammer to have a swing at the walls of the building.

Each demolition method is determined by the donation level: $25 for spray paint, $50 for a hammer, and $100 for a sledgehammer. The latter two levels also include an annual membership to The Trail Foundation.

If you’ve never experienced the cathartic mania of breaking down a door with a sledgehammer, we’d highly recommend it if you can swing the donation — the Trail Foundation, if you weren’t aware, has a lot going on besides just the Rainey Trailhead project. Per the developer, construction will begin soon after this month’s groundbreaking event, and permits filed with the city this week seem to imply demolition is indeed scheduled at the site beginning later this month.

Along with a pretty sweet scale model of the tower’s exterior showing off its design by Austin architecture firm Page, Intracorp’s downtown sales center at 401 West Third Street contains a full-sized mock-up of a two-bedroom unit in the building, giving potential buyers a pretty good idea of the project’s interior finishes by the locals at Michael Hsu Office of Architecture.

Residences at the 44 East Avenue tower range from 500 to more than 3,500 square feet, and contain one to four bedrooms; with pre-construction prices ranging from one-bedroom units starting in the $400s all the way up to four-bedroom penthouses at more than $4 million. The building’s scheduled for completion by the end of 2022.
