As we slide into month five of the pandemic, it’s easy to feel like time no longer exists — especially if you’re working from home and keeping your adequate social distance. But time has not stopped in the least for the men and women working on construction sites all over Austin, with new buildings rising all over town despite current events. Let’s take a look at what’s going on east of I-35 — if you haven’t spent much time over there lately, some of the progress seen here might surprise you.
Thunderbird – 2719 Manor Road
The 98,792-square-foot “creative office” project by local developer Lincoln Ventures going by Thunderbird hasn’t turned dirt yet at the corner of Manor Road and Curtis Avenue, but we’ve got some snazzy renderings anyway.
We’re unsure of the architects, but apparently the development will be anchored by a cafe from the Thunderbird Coffee folks, hence the name — you can see the logo in the first rendering. Maybe that’s why they’re closing their Koenig location?
Axiom East – 2220 Webberville Road
This condo project now under construction from the locals at Pearlstone Partners brings 60 residential units and ground-floor office space to the .75-acre site at the corner of East Seventh Street and Webberville Road. Here’s what’s it’s supposed to look like when it’s finished sometime in 2021:
Santa Rosa – 2709 East Fifth Street
A 30-unit condo community looking nearly complete at 2709 East Fifth Street, the Santa Rosa project comes courtesy of Chicago-based real estate firm Krug Development. It’s designed by local firm LEVY Architects, and the real building looks pretty close to its rendering:
Santa Rosa also includes six commercial spaces on the ground level, totaling about 4,200 square feet. It’s supposedly got a nice rooftop patio, but we couldn’t photograph that — just check out the rendering below, I guess:
Talavera Lofts – 1400 East Fifth Street
Designed as a mixed-income apartment building at the corner of East Fifth and Navasota Streets by DMA Development Co., the Talavera Lofts project will contain a total of 92 units, with 90 of those residences expected to lease at rates affordable to Austinites making 30 to 60 percent of the region’s Median Family Income.
Funded in part by $1.4 million in tax credits from the Texas Department of Housing and Community Affairs, the development features architecture by local firm Nelsen Partners inspired by traditional Mexican and Spanish architecture, including the painted tiles of Talavera pottery. You can see some hiding in the rendering below:
The Dorsey
Quickly rising along the frontage road on the east side of I-35 between East 11th and 12th Streets, the 2.84-acre former Safeway and surrounding shopping center now being built as a 15-story, 372-unit apartment project by Lennar Multifamily Communities and JH West 12th Street Partners was formerly known as the Huston, but now its developers are apparently calling this community the Dorsey. We just wish it included a grocery store, but we can’t have nice things.
