It’s Not Looking Good for Downtown Austin’s Conrad Hotel Tower Plan

Don’t look now, but the 63-story downtown Austin condo and hotel tower known as the Conrad Hotel and Residences planned by local developer Intracorp for a property located on East Second Street directly west of the Austin Convention Center appears to be officially defunct this week. A new listing posted Wednesday by commercial brokers CBRE offers the full half-block south of East Second Street from San Jacinto Boulevard to Trinity Street for sale, which includes the Conrad site currently owned by an LLC connected with Intracorp along with the corner property now occupied by Gus’s World Famous Fried Chicken and other tenants.

Located at the corner of 2nd Street and Trinity, the site is situated on the eastern side of downtown Austin, directly opposite the Austin Convention Center. The site’s immediate vicinity is characterized by a vibrant mix of hospitality, multi-family housing, condominiums, and entertainment establishments, and presents a rare opportunity to develop in Austin’s wildly popular Downtown area. The property is available on a fee simple basis and can be sold as a full half block, a quarter block or a 2/3 of a block for added flexibility.

The Conrad project was set to build approximately 330 high-end hotel rooms below 125 condo residences in a 755-foot tower designed by local architecture studio Page. Intracorp, no strangers to building towers, already received the green light from the city to relocate a historic house sitting at the middle of the project at 307 East Second Street to a property in East Austin, but work at the tower site has stalled since then.

With the corner property at East Second Street and San Jacinto Boulevard now added to the land assembly offered for sale, any future tower project at this location could be significantly larger than the Intracorp plan — but we’re still disappointed to see this promising design seemingly no longer in store for the site. Intracorp was unable to comment on the status of the Conrad project at this time, but the writing seems to be pretty clearly on the wall based on the property’s new listing. We’re confident something will eventually rise here, but it probably won’t be the Conrad tower.
