Marquis on 5th, a six story, 226 unit multi-family and ground floor retail development by CWS Capital Partners, is currently moving through the planning stages in Clarksville. The address of the site, located at W. 5th and Orchard Street, is 1301 W. 5th Street.

According to plans filed with the city, the apartment community includes mostly one and two bedroom units, along with a few larger two-story units occupying the corners of the ground and 2nd floors. Strangely, the complex lists only a single efficiency unit and a single 3 bedroom unit in the plan.
The site, currently a vacant former storage structure for AT&T service vehicles, is just north of the proposed Pressler Park.

Amenities include a pool in the large center courtyard of the building, a bike storage space and a fitness center adjacent to the 2,189 square feet of retail space on the ground floor. 292 parking spaces are included in the development, along with room for 30 bicycles. The development’s site permit lists a total job valuation of nearly $29 million.

This section of Clarksville, with its close proximity to Lady Bird Lake and the city’s forthcoming Pressler Street Extension Project, is rapidly increasing in desirability as a residential option less than a mile from the city’s central business district.
